A Minnesota garage floor lives a hard life: snowmelt loaded with chloride, hot tires in July, dropped tools, and oil drips. Our garage systems start with mechanical diamond grinding — never acid etching — so the coating bonds to clean, open concrete instead of laitance and old sealer.
Most garages get a full-broadcast flake system: primer coat, decorative vinyl flake in the color blend you pick, then a clear polyaspartic topcoat with the texture level you want. The result hides minor imperfections, adds traction, and wipes clean with a hose and squeegee.
We use both where each is strongest. Epoxies build thickness and tolerate some moisture, so they make excellent primers and repair coats. Polyaspartics cure fast, resist UV yellowing, and handle hot-tire pickup better, so they make the best topcoats. Polyaspartics are a fast-curing type of polyurea, so a hybrid system — epoxy or moisture-tolerant primer under a polyaspartic (polyurea) topcoat — outperforms either product used alone.
Foot traffic is typically fine the next morning, and vehicles after 24–48 hours depending on temperature and the system installed. We give you exact times in writing at installation.
Box-store kits fail because the concrete isn't mechanically prepared and the product is a thin water-based epoxy. We grind the floor, repair damage, moisture-test, and install commercial-grade material at many times the thickness — preparation is most of the job, and it's the part the kits skip.
